Exclusive Market Lease Agreement

Version 1.0 · effective September 2026 · between Red Dragon Leads (“we”, “us”) and the contractor named on the order (“you”).

1. What we provide

We operate a local-service website for one trade in one market (the “Site”). For as long as this agreement is active, you are the only contractor who receives leads from that Site. We deliver every qualified lead to your email in full — the homeowner's callback number and name where given, what they asked for, and where they are — normally within minutes of the homeowner contacting the Site. We keep the Site live, hosted, and maintained, pay for its domain and tracked phone number, run the 24/7 answering, filter spam and robocalls before they reach you, and send you a report of every delivered lead each month.

2. What a qualified lead is

A homeowner or property owner who contacted the Site with (a) a callback number (and a name where they gave one), (b) a service request, and (c) a location. The following are not qualified leads and are never counted: spam, robocalls, solicitors, wrong numbers, hang-ups, and a second contact from the same person within thirty days (counted once). We grade each contact as it arrives; the count you see in your monthly report is the count that governs pricing.

3. Price

Months 1–12: $99 per month, locked. This rate does not change for your first twelve months regardless of how many leads the Site produces.

Month 13 onward: the monthly rate resets on your first anniversary from your trailing twelve-month average of qualified leads per month, using this table:

We may set your rate lower than the table, never higher, and we tell you the new rate in writing at least thirty days before it takes effect. After the reset, the new rate is locked for the following twelve months. You may decline the new rate by cancelling under section 5 before it takes effect.

4. Billing

Billed monthly in advance by card through our payment processor. Your first payment starts the lease and the twelve-month price lock. A failed payment pauses lead delivery until it clears; leads that arrive during a pause are held for you for seven days, then released to the market.

5. Term and cancellation

Month to month. Either of us may cancel with thirty days' written notice (email is fine), with no termination fee. There is no minimum term. When the lease ends, exclusivity ends with it and we may offer the market to another contractor; leads delivered before the end date remain yours.

6. What we do not promise

We do not guarantee any number of leads, any ranking, or any revenue. Lead volume depends on search demand and on Google, neither of which we control. A slow month is still billed at your rate, and is why the year-two rate is set from what we actually delivered rather than from a forecast. We do not run paid advertising and we do not close sales on your behalf.

7. Your obligations

Respond to leads promptly and professionally — they are homeowners who were told a local company would call. Do not resell, share, or forward leads to any other business. Keep your delivery email working. Tell us, in one line, how leads went when we ask; it is how we send you better ones.

8. Ownership

The Site, its domain, its content, its phone number, and all data it generates remain ours. You receive the exclusive right to the leads it produces while this agreement is active, and nothing more. We may update, redesign, or re-rank the Site at any time, and will not change the trade or market it serves without your written consent.

9. Liability

Our total liability to you under this agreement is limited to the fees you paid us in the three months before the claim. We are not liable for the outcome of any job, for a homeowner's conduct, or for lost profits. Nothing here limits liability that cannot be limited by law.

10. Everything else

This is the entire agreement between us for the lease; it replaces anything said in a sales conversation. It is governed by the laws of the State of Arkansas.
